AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF BALDWIN PARK AMENDING THE ZONING
OF SAID CITY AND REZONING CERTAIN HEREIN
DESCRIBED REAL PROPERTY TO CONFORM TO THE
GENERAL PLAN, ZONE CHANGE CASE NO. Z-441.
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES ORDAIN AS FOLLOWS:
That notwithstanding the provisions of Section 9310 of the
Baldwin Park Municipal Code, that certain real property
located in the City of Baldwin Park, County of Los Angeles,
State of California, more particularly described as:
SECTION 1
4711 & 4717 Maine Avenue, 14345, 14347, and 14349 Bellbrook
Street and shown as Map Book 8543, Page 19, Parcels 54, 55,
56 and 57 of the Los Angeles County Assessor,
Be, and the same hereby are rezoned from C-2, General Commercial
to R-3, High Density Residential to conform to the City of
Baldwin Park General Plan as amended by City Council and
the City Planner shall amend the Official Zoning Map" of
the City of Baldwin Park to reflect such changes,
That the City Council, at the time of the public hearing
relating to the zone change reviewed and certified the Negative
Declaration of Environmental Impact.
SECTION 2
That the City Council does hereby find as follows:
SECTION 3
a) State law requires the proposed change.
b) The property involved in the proposed zoning is more
suitable for the purposes permitted in the proposed
zone than for the purposes permitted in the present zone.
c) The uses permitted by the proposed zone is not detrimental
to surrounding properties.
d) The proposed zone change is not contrary to the spirit
and intent of the General Plan or its elements.
e) That the proposed zone change is a logical and rational
classification of the land.
That the City Clerk shall certify to the adoption of this
Ordinance and cause the same to be published in the manner
prescribed by law.
SECTION 4.
APPROVED and ADOPTED this 1st day of February 1984.
