AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF BALDWIN PARK APPROVING
A CHANGE OF ZONE FROM ZONE R-l TO ZONE
R-l PD) APPLICANT: SPEIGHT ENGINEER-
ING COMPANY: CASE NO. Z-446; LOCATION:
4455^ LA RICA AVENUE).
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES ORDAIN
AS FOLLOWS:
SECTION 1. That the City Council of the City of Baldwin
Park does hereby find, determine, and declare as follows:
a) That an application for a change of zone from
R-l, Single Family Residential to R-l PD) Single
Family Residential Planned Development was submitted
by the owners of real property located at 4455^
La Rica Avenue, described, more particularly as
follows: Parcels 57, 59, and 60 on Page 9 of Map
Book 8543 of the Los Angeles County Assessor; and
b) That a duly noticed public hearing was held
upon said matter by the Planning Commission, and
based upon the evidence presented, it determined
that the public necessity, convenience, and
general welfare required that it recommend the
approval of the redassification to R-l PD)
Single Family Residential Planned Development;
and
c) That the City Council conducted a duly noticed
hearing on said matter, and based upon the evidence
presented, and each member being familiar with the
site, it was determined that the public interest,
necessity, convenience, and general welfare require
the change in zone classification, herein described.
SECTION 2. That notwithstanding the provisions of
Section 17.54 et. a1. of the Baldwin Park Municipal Code, the zoning
classification of the property is hereby reclassified from zone R-l,
Single Family Residential to zone R-l PD), Single Family Residential
Planned Development.
SECTION 3. That the City Council at the time of the
public hearing on the above matter reviewed and considered the proposed
Negative Declaration, and comments relating thereto). That the City
Council, based upon its public review, does hereby approve the proposed
Negative Declaration, since there is no substantial evidence that the
project will have a significant effect on the environment.
SECTION 4. That the City Clerk shall certify to the
adoption of this Ordinance and shall cause a copy of the same to be
published in the manner prescribed by law. 7

I, LINDA L. GAIR, CITY CLERK of the City of Baldwin Park, do hereby
certify that the foregoing Ordinance No. 879 was regularly introduced
and placed upon its first reading at a regular meeting of the City Council
on the i7th day of October 1984. That, thereafter, said Ordinance was
duly approved and adopted at a regular meeting of the City Council on the
7th day of November 1984, by the following vote:
