Z-448); LOCATION: 13526 TRACY STREET: THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES ORDAIN AS FOLLOWS: SECTION 1. That the City Council of the City of Baldwin Park does hereby find, determine, and declare as follows: a) That an application for change of zone from R-l, Single Family Residential and R-3, High Density Residential to R-l PD), Single Family Residential Planned Development and R-3 PD), High Density Residential Planned Development was submitted by the owners of real property located at 13526 Tracy Street, more particularly described as follows: Lots 7,8,15 and 16 of Tract Map No. 11007 as recorded in Map Book 193 on Pages 22 and 23 of the Los Angeles Recorder's Office. b) That a duly noticed public hearing was held upon said matter by the Planning Commission, and based upon the evidence presented, it determined that the public necessity, convenience, and general welfare required that it recommend the approval of the reclassification to R-l PD), Single Family Residential Planned Development and R-3 PD), High Density Residential Planned Development; and c) That the City Council conducted a duly noticed hearing on said matter, and based upon the evidence presented, and each member being familiar with the site, it was determined that the public interest, necessity, convenience, and general welfare require the change in zone classification, herein described. SECTION 2. That notwithstanding the provisions of Section 17.54 et. al. of the Baldwin Park Municipal Code, the zoning classification of the property is hereby reclassified from zone R-l, Single Family Residen- tial and R-3, High Density Residential to zone R-l PD) Single Family Residential Planned Development and R-3 PD) High Density Residential Planned Development. SECTION 3. That the City Council at the time of the public hearing on the above matter reviewed and considered the proposed Negative Declaration, and comments relating thereto). That the City Council, based upon its public review, does hereby approve the proposed Negative Declaration, since there is no substantial evidence that the proj ect will have a significant effect on the environment. SECTION 4. That the City Clerk shall certify to the adoption of this Ordinance and shall cause a copy of the same to be published in the manner prescribed by law.
