AZC-102) The City Couni il of the City of Baldwin Park does ordain as follows: SECTION 1. Thar Chapter 17.24 of Title 17 of the Baldwin Park Municipd1 Code consisting of sections 17.24.010 through 17.24.050, inclusive, is hereby amended to read as follows: IT_. 24^010 Purpose. In order to provide for the development of commercial and light manufactur- ing complexes cind to insure compatibility with adjacent land uses/ the regulations set out in this chapter shall be applicable to all lots classified in the C-M zone. 17.24.020 Uses permitted. No person shall use, nor shall any person permit the use of, any lot classified in the C-M zone for any use other than the following: A• Principal Uses. Commercial. Manufacturing. 1. Uses first permitted in the C-2 zone 2. Assembly and manufacture of electrical appliances such as: a. Electronic inst ruments and devices b. Radios and phonographs, including manufacturing of small parts such as coils 3. Cabinet shops 4. Candy manufacturing 5 Celt r i ng estdbl iahnivnts 6. Ceramic products, manufacture of, including figurines, using only previously pulverized clay and kilns fired only by electricity or low-pressure gaL; 7. Confectionery manufacturing 8. Cookie, donut, ice cream, pie manut'dctur ing 9, Cosmet: ic, perfume, toiletries r manufactur ing 10. Dr'y cleaning, dyeing establishments 11. Any use permitted pursuant to Section 17.24.030. c" Accessory Uses. Those uses designated as accessory uses pursuant to the provisions of this Title. 17.24.0 30. Uses permitted by conditional use permit. Alcoholic beverages, on-site and off-site sales B. AutomobiIe service and repair facilities C. AutomobiIe service station D. Automobile washes E. Banks, financial i stitutions F. Car pee cleaning pi nts G. Drive-up, dnve-th u establishments H. Game arcades I. Hospitals J, Kennels, animal hospitals K. Lodges and clubs L. Machine shops M. Metal manufacturing N. New vehicles or boats, leasing, rental or sales 0. Private recreational facilities P. Theaters walk-in) Q. Truck, trailer terminals, rental concerns R. Vocational, trade schools S. Welding shops * 17 24.Q4Q Development standards. All uses on lots classified in the C-M zone shall comply with the regulations contained in Chapter 17.16. In addition the following regulations shall apply to ail such uses: * rds. Requi red front yards and side yards adjacent to streets hall have and maintain a depth of not less than ten 10) feet. Not more than 45% of any required front yard or side yard cirea adjacent to a street shall be used for vehicular dr iveways. H- Loading and Storage. Loading areas shall be maintained with: a) Overhead doors screened from view from streets by a masonry wall and shall be faced away from abutting R-zoned Lots? and b) Spacp size of not less than 12 x 40 ft. with 14 ft. vertical clearance; and Outdoor storage areas shall be screened from streets and abutting R-zoned lots by a 8-t't." high masonr/ wall. c> Signage: The provisions of Chapter 17.32 hereof shall apply to all uses placed or to be placed on lots classified in the C-M zone. In lieu of t-he freestanding sign permitted on each such lot pursuant to Chapter 17.32, each such lot may have: One 1) monument sign per lot, provided that its total background face area shall not exceed one 1) sq. ft. for each lineal foot of street frontage of the lot or 75 sq. ft., whichever is lesser. The maximum height of such monument sign shall not exceed seven 7) teet. Non-Conformity/Lot Regulations. Notwith- standing the provisions of Section 17.16.080 of this Code, each lot classified in Zone C-M shall have and maintain the following minimum requirements relating to lot area, lot depth and lot width: Lot Area: For lots upon which one or more principal uses are proposed to be located, not less than forty thousand 40,000) square feet. 2) Lot Depth: For lots upon which one or more principal uses are proposed to be located, not less than 250 feet. 1 3) Widt^l: Per lots upon which one or more principal uses are proposed to be located, not less than 150 feet. 4) NoF-Conformity: Any use to which this Chapter applies, which use does not comply with the previsions of this Title, including but not limited to, this Chapter, shall be deemed to be non-conforming and shall be subject to abatement pursuant to this Title. 17.24.05 0 Design review requirements. All uses, but Id ings or structures hereinafter constructed, altered, or reconstructed on any lot in the C-M zone shall be subject to the provisions contained in Chapter 17.52." SECTION 2. That Subdivision A of Section 17.06.010 of the Baldwin Pcirk Municipal Code is hereby amended to read as follows: 1 /.06.010. Designation of Zones. A.
