SUBDIVIDER: WILLIAM R. RAND, dba CENTURY COMPANY) THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES RESOLVE AS FOLLOWS: SECTION 1, That the City Council of the City f Baldwin Park does hereby find, determine and declare as follows: a) That an application for approval of tentative tract map for Tract So. 28515 has heretofore been duly made; said tract is located in the City of Baldwin Park, County of Los Angeles, State of California, located southerly of Palm Avenue, westerly of Center Street, and easterly of Harlan Avenue, consisting of portions of Lots 47, 48, and 49 of Valley View Acres, as recorded in Map Book 12, at pages 86 and 87 of records on file in the office of the Recorder of said county. b) That said proposed tract includes approximately 7 acres^ and will, if approved, will consist of 31 lots; c) That said lots, with one exception, all contain a minimum of 5,000 square feet; the exception includes 4998 square feet; and d) That the Planning Conxnission of said City, has heretofore recommended approval of said map, by its Resolution Ho. PC»63-113a upon certain terms and conditions. SECTION 2. That the City Council, having considered the tract map, as submitted, together with the Planning Commission's recommendations, and staff reports relating thereto, does hereby approve said tentative tract map for Tract Ho. 28515, upon the following terms and conditions; a) Grading. That the subdivider shall, prior to the submission of a riLnal tract map, submit to the City Engineer for approval, a grading plan in order to provide suitable and adequate drainage from each lot in the proposed subdivision; and b) Dedication. The subdivider shall offer for dedication to the City, for public street purposes, and all uses appurtenant thereto, the following areas: 1) The easterly 5 feet of Lots 4 through 10s inclusive, as shown on said map; and 2) The area designated as A" Street on said map to a width of 60 feet; and 3) The area shown on said map as an extension of Filhurst Avenue, to a width of 56 feet; and 4) The area shown on said map as an ex nsion of Morgan Street, to a width of 56 feety together with an area sufficient to provide for a connecting knuckle between the extension of Morgan Street and A" Street. BIB] 38212-U01 1963-U02 124-U02 CC-U02 RESO-U02 LI3-U03 FO19677-U03 FO50956-U03 DO50989-U03 C6-U03 RESO-U03 8/12/2004-U04 ROBIN-U04 1963 124 CC RESO¼òw @|-c) Improvements, That the subdivider, prior to the submission of any final tract map, shall construct ana install the following improvements, or shall execute a subdivision agreement and file with the City Clerk an improvement bond in an amount to be determined by the City Engineer 9 to insure the construction and installation of said improvement: 1) Sanitary Sewers. This subdivision is proposed to be included in the second sewer assessment district and it is, therefore, possible that sanitary sewers will be constructed and installed prior to the time of the occupancy of any of the dwellings in the subdivision; provided;, that if occupancy of any of the dwellings is to be obtained prior to the construction of such sanitary sewers pursuant to said assessment district;, that the subdivider shall construct and install full capacity temporary cesspools as required by the Uniform Plumbing Code for each structure. If the proposed second sewer assessment district is not formed and processed to completion, the subdivider will be required to construct and install septic tanks and cesspools and a dry sanitary sewer system in and along all streets in the subdivision so as to serve each lot. The subdivider shall submit to the City Engineer, for approval, the plans and specificatior for the dry sanitary sewer system prior to the submission of a final tract map; and 2) Drainage Facilifcxes^ The subdivider shall construct and install suitable drainage facilities as required to properly service said tract; a drainage plan, depicting easement locations, and facilities, shall be submitted to the City Engineer for approval prior to the submission of a final tract map for said tract; ar.d 3) Other Improvements. Subdivider shall construct and install/at his sole expense, the following improvements on each lot having frontage on a dedicated public street: curbs, gutters, sidewalks, street paving, street lights, street trees one to each lot), street barricades and retaining walls, if required by the grading plan, driveway approaches, street and traffic signs» all of which shall be constructed and installed in accordance with City standards and specifications relating thereto, as approved by the City Engineer. d) Removal of Encroachments. That the subdividers at his sole expense, sliall: 1) Remove all buildings and structures from areas to be dedicated for public street purposes; and 2) Remove and relocate, as necessary, all subterranean utility lines and facilities within the said areas to be dedicated; and 3) Remove and relocatey as necessary, all subterranean utility lines and facilities within the area of the subdivision in order to properly service each lot proposed in the subdivision; the plans therefor shall be submitted to the City Engineer for approval prior to submission of a final tract map. BIB] 38212-U01 1963-U02 124-U02 CC-U02 RESO-U02 LI3-U03 FO19677-U03 FO50956-U03 DO50989-U03 C6-U03 RESO-U03 8/12/2004-U04 ROBIN-U04 1963 124 CC RESO¼òw @|-e) The approval of the tract map for Tract 28515, granted by this resolution;, shall not be effective until the subdivider has signed an affidavit and filed the same with the City Clerk, to che effect that he has seen this resolution and has read aad understands the conditions of approval therein, and tnac he accepts the same. The subdivider shall execute with the City an Improvement Agreement in the form approved by the City Attorney. SECTION 3. That the City Clerk shall certify the adoption of this resolution and forward copies thereof to the Secretary of the Planning Commission and to the subdivider. 1953.
