SUBDIVIDER: JOHN B. S^JAN, U53 NQRT:^ BALDS'Jiy AVENUE, EL MONTE, CALIFORNIA) THE CITT COUNCIL OF THE CITY OF BALDWIN PARK DOES RESOLVE AS FOLLOWS: SECTION 1. That the City Council of the City of Baldwin Park does hereby find, determine and declare: a) That an application has been made for approval of a tentative tract nap for Tract 28$l6, located westerly of Walnut Street, northerly of Ramona Boulevard, easterly of Center Street, and southerly of Lubican Street in the City of Baldwin Park, County of Los Angeles, State of California, consisting of portions of Lots 39, h0y hly and h2 of Valley View Acres" as recorded in Map Book 12 at Page 86, et seq. of records on file in the office of the Recorder of said County^ and b) That said tentative tract consists of approximately U.l acres and is proposed for subdivision into a total of 20 lots, each of which will consist of a minimum of $,000 square feet; and c) That the Planning Commission of said City, by its Resolution, number PG-63-lllj., has heretofore recommended the approval of said tentative tract map upon certain terms and conditions therein contained, SECTION 2. That the City Council, having considered the tract map as submitted, together with Planning Commission's recommendations and staff reports, relating thereto, does hereby approve said tentative tract map for Tract 28^16 upon the following terms and conditions; Grading^ That the subdivider shall, prior to the submission of a final tract map, submit to the City Engineer for approval, a grading plan in order to provide suitable and adequate drainage from each lot in the proposed subdivision, and b) Bedication, The subdivider shall offer for dedication to the City, for public street purposes and all uses appurtenant thereto, the following areas; 1) The westerly $ feet of Lot l8 as shown on said proposed map^ and 2) The southerly ten feet of Lobs 11 and 12 as shown on said proposed tentative tract map^ and 3) The easterly $ feet of Lots 7 and 9 as shown on said tentative tract map^ and li.) That the subdivider, prior 1:0 the; submission of any final tract map, shall construct and install the following improvements, or shall execute a subdivision agreement and file with the City Clerk an improvement bond in an amount to be determined by the City Engineer, to insure the construction and installation of said improvement: 1) Sanitary Sewers. A sanitary sewer syste-n, including house laterals, shall be designed, constructed and installed so as to service each lot in the proposed subdivision. Said sewer system shall be connected with the existing sanitary sewer system now located in Ramona Boulevard. Said sewer plans shall be submitted to the City Engineer for approval, in conformance with city standards therefor, prior to the submission of the final tract map; and 2) Drainage Facilities. The subdivider shall construct and install suitable drainage facilities as required to properly service said tract; a drainage plan^ depicting easement locations, and facilities s, shall be submitted to the City Engineer for approval prior to the submission of a final tract map for said tract; and 3) Other Improvements. Subdivider shall construct and install, at his sole expense, the following improvements on each lot having frontage on a dedicated public street; curbs, gutters> sidewalks, street paving, street lights, street trees one to each lot), street barricades and retaining walls, if required by the grading plan 9 driveway approaches, street and traffic signs, all of which shall be constructed and installed in accordance with City standards and specifications relating thereto, as approved by the City Engineer. d) Removal of Encroachments. That the subdivider, at his sole expense, shall:' 1) Remove all buildings and structures from areas to be dedicated for public street purposes; and 2) Remove and relocate, as necessary, all subterranean utility lines and facilities within the said areas to be dedicated; and 3) Remove and relocate, as necessary^ all subterranean utility lines and facilities within the area of the subdivision in order tc properly service each lot proposed in the subdivision; the plans therefor shall be submitted to the City Engineer for approval prior to submission of a final tract map. e) The approval of the tract map for Tract 28516, granted by this resolution, shall not be effective until the subdivider has signed an affidavit and filed the same with the City Clerk, tc the effect that he has seen this resolution and has read and understands the conditions of approval therein, and that he accepts the same. The subdivider hall execute with the City an Improvement Agreement in the form approved by the City Attorney.
