A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF BALDWIN PARK GRANTING AN
APPLICATION FOR A CONDITIONAL USE PER-
MIT FOR THE OPERATION OF A REST HOME
FOR AGED PERSONS CP-8)
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES
RESOLVE AS FOLLOWS»
SECTION f. That the City Council of the Ctty of Baldwin
Park does hereby find, determine and declare as follows:
a) That an application was duly made for a conditional
use permit for the operation of a 120 bed convalescent and rest
home, relating to certain real property, located in the City of
Baldwin Park, County of Los Angeles, State of California, more
particularly described as followsi
PARCEL ONE s
The southwest 2+7 feet of the northeast 115 feet of
Lot 60 In EL MONTE WALNUT PLACE, in the City of
Baldwin Park, County of Los Angeles, as per map
recorded in Book 6 Page IOU of Maps, in the office
of the county recorder of said county. Except that
portion of said land lying southeasterly of a line
parallel with and 5^8"5° feet southeasterly measured
at right angles from the northwesterly line of said
lot, as condemned for flood control channel in Case
No. 598595 Los Angeles Superior Court.
PARCEL TWO:
The southwesterly 85 feet of the northeasterly 370
feet of that portion of Lot 60 of EL MONTE WALNUT
PLACE, as shown on map recorded in Book 6, page IOU
of Maps, in the office of the county recorder of
said county, lying northwesterly of a line parallel
with and 5lt9.50 feet southeasterly measured at
right angles) from the northwesterly line of said
lot, as said line Is described In Parcel No. 251 of
the LIs Pendens of Los Angeles County Superior
Court Case No. 598595 recorded In Book 58775 psQ®
525 of Official Records In said office of the
county recorder.
PARCEL THREE»
The southwesterly 85 feet of the northeasterly 285
feet of that portion of Lot 60 of EL MONTE WALNUT
PLACE, as shown on map recorded in Book 6 page l0h
of Maps, in the office of the county recorder of said
county, lying northwesterly of a line parallel with
and 548,50 feet southeasterly measured at right angles)
from the northwesterly line of said lot, as said line
was established by Parcel 250 of the final decree of
condemnation entered in Los Angeles County Superior
Court Case No. 598595 8 certified copy thereof being
recorded on August 19» 1955 QS instrument No, 2277
in Book 2^2500 Page Iff of Official Records, in said
office of the county recorder,
PARCEL FOUR:
The southwesterly 85 feet of the northeasterly 200
feet of that portion of Lot 60 of EL MONTE WALNUT PLACE,
as shown on map recorded In Book 6, Page IOU of Maps,
in the office of the county recorder of said county
lying northwesterly of a line parallel with and 5^8.50
feet southeasterly measured at right angles) from the
northwesterly line of said lot, as said line was
established by Parcel 250 of the final decree of
condemnation entered in Los Angeles County Superior
Court Case No, 598595 a certified copy thereof being
recorded on August 19, 1955 as Instrument No, 2277 In
Book 242500 Page iff of Official Records, In said office
of the county recorder.

Z P ? ?8b) That the Planning Commission held a duly
noticed public hearing upon said application, and there-
after, by its Resolution No. PC-63-61, approved tne ap-
plication upon certain terms and conditions, as set
forth in said resolution? and
c) That the applicant filed a timely appeal
from the decision of the said Planning Commission, to
the City Council? and
d) That, thereafter, the Council determined
to hear the entire matter de novo, and thereafter set
the matter for public hearing and reviewed the entire ap-
plication; and
e) That the members of the City Council have
examined the proposed site to which the said use permit
refers? and
f) That based upon the foregoing, it appears
to the council that the said application should be granted,
in part, upon certain terms and conditions as hereinafter
set forth.
SECTION 2. That the said application for a
conditional use permit, as above described, be^ and the
same hereby is, granted, in part, upon the following terms
and conditions:
a) That the applicant be permitted to
construct and operate, in substantial accord
with his plot plan as heretofore submitted to
this Council, a rest home for aged persons
only, not to exceed 52 beds, no more than 30
of which may be used for ambulatory patients
and 22 of which may be used for non-ambulatory
patients,0 and
b) That the facility be used and main-
tained o&ly for aged persons, and no mental
or alcoholic patients shall be permitted,- and
c) That all existing buildings and
structures on the said premises shalli be re-
constructed as may be necessary in order to
conform to all existing provisions of the
Baldwin Park Municipal code with respect to
said buildings and structures; and
d) That curbs, gutters and sidewalks be
constructed in and along all street frontages; and
e) That a five foot solid view obscuring
wall, be constructed around the entire peremiter
of the premises? and
f) That this permit shall supercede and
control all prior conditional use permits or

Z P ? ?8special use permits heretofore issued by
any governmental agency entitled to en-
force zoning regulations, with reference
to the subject property? and
g) That this permit shall expire on
December 31, 1977; and
n) That. the conditions, as set forth
in Planning Commission Resolution No, PC- 63-61
shall be deemed to be required conditions of
approval as if set forth in this resolution
in full, except to the extent that said con-
ditions may be inconsistent with the terms and
provisions of this resolution of approval? and
i) That the applicant shall be required
to execute and file with the City Clerk an
affidavit to the effect that he has read all
of the terms and conditions contained herein,
and accepts the same.
SECTION 3. That the City Clerk shall certify the
adoption of this resolution and forward copies hereof to
the Secretary of the Planning Commission and to the appli-
cant.
