A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF BALDWIN PARK GRANTING A ZONE
VARIANCE ZV-86)
THE C-TTY COUNCIL OF THE CITY OF BALDWIN PARK
DOES RESOLVE AS FOLLOWS:
SECTION 1. That the City Council of the City of
Baldwin ParK aoes hereby find, deteruin^ and declare as
follows:
a) Tnat an application was duly filed for a
zone variance, on certain hereinafter described real
property, to permit tne creation of three substandard
lots? and
That the said real property to which this
application relates is located in the City of Baldwin
ParK, County of Los Angeles, Sta^e of California/ having a
street address of 3566 and 3620 Korth \/an Wig Avenue,
consisting of certain portions of Lot 12o of Tract 96?
as recorded in map book No. 21 Page T^T^of Maps on
file in the office of the Recorder of the County of Los
Angeles? and
c) That the Planning Commission conducted a
duly noticed public hearing upon said zone variance ap-
plication/ and thereafter by its Resolution No, PC o3-139,
found and determined, and recommendeci to the City Council/
that the zone variance should be denied? and
d) That the City Council conducted a duly
noticed public hearing upon said zone variance application
and considered the planning Commission's recommendations
and the staff reports su£>mj-tted in connection therewith;
and memners of tne said City Council hav^ examined the
proposed site and are familiar therewith/ and
e) That if this variance is granted the three
lots in question, when divided, will be 54.33 feet street
frontage) oy 89.95 feet in depth, for a total of 4,b86,98
square feet of lot area; and
f) Tnat it appears to the Council that the
facts required for the granting of a zone variance pursuant
to applicable sections of tha Baldwin Park Municipal Code
are present.
SECTION 2. That the zone variance, above des-
cribed, e, and the same hereby is, approved upon the
following terms and conditions?
a) That the applicant shall dedicate to
the City an easement for public street purposes
and all uses appurtenant thereto, 1,5 feet in
width in and along all frontage of the property

b) That this variance shall not be effective
unless and until Ordinance No. 516 shall take effect.
SECTION 5. That the City Clerk shall certify to the
adoption of this resolution and forward copies hereof to the
Secretary of the Planning Commission and to the applicant.
