A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF BALDWIN PARK
APPROVING A TENTATIVE MAP FOR
TRACT NO. 28929
The Ci+y Council of the City of Baldwin Park does resolve
as to I lows:
Section 1. The City Council hereby finds and determines
that a Tentative Tract Map for Tract No. 28929 has heretofore been
submi tied for approval on certain real property located in the City
of Baldwin Park, County of Los Angeles, State of California, more
particularly described as Parcels I through 8 recorded in Book 22
at page 26 of Records on file in the office of the Recorder of said
County; pursuant to Section 11555.1 of the Business and Professions
Code, and the provisions of the Baldwin Park Municipal Code,
Section 2. That said Tentative Tract Map is hereby approved
subject to the following condi tions:
a. That the development shall comply with all applicable
provisions of law; and
b. That the subdivider shall use its best efforts to ob-
tain that certain port ion of real property descri bed
as follows:
Those portions of Parcels 4, 5, 6, 7 and 8 in the City
of Baldwin Park, County of Los Angeles, as shown on
Licensed Surveyor's Map filed in Book 22, page 26,
Record of Surveys, in the office of the County Recorder,
described as a whole as follows:
Commencing at the intersection of the centerline of
Vineland Avenue with the centerline of Garvey Avenue
as said intersection is shown on Los Angeles County
Flood Control District map No. 16-ML45; thence along
said centerline of Garvey Avenue North 81° 06' 16" East
556.61 feet; thence North 42° 07' 48" East to a point
in the Northerly line of the State of California ease-
ment for highway, said line being parallel to the
centerline of Garvey Avenue at a distance of 50 feet
northerly from said centerline, said point being the
true point of beginning of this descript ion. Thence
North 81° 06« 16" East 92.46 feet; thence North 51°
1211 East 156.12 feet; thence North 42° 07' 48"
East to a point in tre Northeasterly line of the South-
westerly 52.75 feet of Parcel 8, as shown on said
Licensed Surveyor's Map. Thence along said Northeasterly
line a distance of 85 feet thence South 42° 07' 48"
West to the true point of beginning.
from the Los Angeles County Flood Control District,
and devote said property for use as a recreational
area for the multiple family use proposed on said tract
map. Said property shall be, by appropriate deed
restriction, restricted to such use, and if any other
use is made of such property, the same shall become
the property of the City of Baldwin Park.
Section 5. That the Subdivider shall execute an agreement
providing the purchase of said land above descr i bed; and

Section 4. That the subdivider shal1 deposit the sum
of $1492.00 to assure the completion and construction of all
drainage facilities and street lights as shown on the tract map
and grading plan as submitted; and
Section 5. That the Mayor and City Clerk shad execute
the agreement referred to in Section 2 hereof, on behalf of the City.
Section 6. That the City Clerk shall cert i fy to the adopt ion
of this Resolution and forward copies hereof to the Secretary of the
Planning Commission.
