That the City Council of rhe City of d*d^ r ar^ does hereby find, determine and declare as follows- a) That the owners of certain real property located in the City of Baldwin Park, County of Los Angeles. State of California^ as is more particularly des- cribed on the tentative tract map for Tract No. 29259, have filed such tentative tract map pursuant to the provisions of the Baldwin Park Municipal Code and the State Subdivision Map Act; and b) That this subdivision wit! create seventy^three 75) lots, utilizing approximately 12.27 acres of land. That all the lots are designed to conform to the minimum standards for lot area in the R»i single family residential Zone, although the present zoning is R—3. d» That future street dedication would aid the tong range development of this area. ei That there are no curbs, gutters, sidewalks, stre^ t paving, driveway approaches, street lights or trees at this location on Badillo Street at the present t ime. f) That this subdivision is located within Sewer District No. 64-A-!. 9) That the water supply is supplied by the Baldwin Parh County Water District. h) That the electric facilities within this genera* area are supplied by the Southern California Edison Company. *) That the Southern Counties Gas Company supplies the gas requirements for this general area. J) That the Planning Co/mission has heretofore recornmen<jec approve^ of said tract map» upon certain terms and conditions as set forth n Planning Commission Resolu- tion No. PC 66-5. ACTION 2. That the Tentative Tract Map for Tract No. 5y, as described above, is hereby approved, subject to the following terms and conditions: a) That the applicant shall submit a grading plan which shall provide proper underground drainage facilities, located in easements to be provided for that purpose, which plan, facilities and easement area shall be n A i 0 acceptable to the City Engineer, prior to final approved AAJ^ of the tract map. The applicant shaN designate on /[ the plan the floor elevation of each propowd dwelling M^ G(^ AT1 and the elevation of each lot corner if applic^'o. /A A / BIB] 38384-U01 1966-U02 028-U02 CC-U02 RESO-U02 LI3-U03 FO19677-U03 FO52101-U03 DO61161-U03 C6-U03 RESO-U03 1/27/2005-U04 ROBIN-U04 1966 028 CC RESOxJÖ„Resolution No, 66-28 Page 2 b) That the applicant make formal offers of dedication for street purposes and all uses appurtenant thereto as to I lows: 0) That an area 52 feet in width designated Kenoak Drive adjacent to Parcels 8 through 15, 2t and 22; and an area 60 feet in width designated Kenoak Drive, adjacent to Lots 47 through 64; and 2) That area 60 feet in width designated Avenue A" and Street B" adjacent to Parcels 1, 8, 22 through 47, 64 and 73; and 5) That area 52 feet in width designated Avenue C" adjacent to Parcels 15 through 2t; and 4) That area of the knuckle adjacent to Parcels 25 through 50, so as to provide an adequate corner radius for Avenue A" and Street B" at that location; and 5) That swatch of land at the intersections of Avenue C11 and Kenoak Drive, Avenue A" and Kenoak Drive, BadiNo Street and Avenue A" and Avenue A" and Street B*' adjacent to parcels 8, 15, 21, 22, 46, 47, 64 and 75 so as to provide an adequate corner radius for those streets at those locations; and 6) That area of the cul-de-sac with a property line radius of 45 feet designated as Avenue C" and Street B" adjacent to Parcels 16 through 19 and 57 through 59. 7) That the applicant shall redesign the tract map as may be necessary to accommodate the revised street widths as herein required. cl That the applicant make formal offers of dedication for alley purposes and all uses appurtenant thereto as to I lows: 1) That area 20 feet in width designated alley" adjacent to Parcels through 14 and 56 through 75. 2) That area 20 feet in width designated for turn- around areas and said alley adjacent to Parcels 15 and 14, 56 and 57. 5) That swatch of land at the lot corners of Parcels 15, 14, 56 and 57 to provide adequate corner radius for said alley turn-around, d) That the applicant shall provide a one I) foot outlet at the westerly terminus of Kenoak Drive and one I) foot outlet at the easterly and westerly terminus of the proposed alley; measured from the prolongation of the center line of C" Street. Said outlets shall bear a Parcel number and shall be deeded in fee to the City of Baldwin Park; and an outlet one I) foot in depth, fifty-two 52) foot in width from lots 17 and 18, e) That the appi icant shalI remove alI encroachments from the areas within the subdivision to be improved for street and highway purposes include but not limited to) structures and subterranean utility lines, utility meters, utility poles, to the satisfaction of the City Eng ineer and Bu iI ding Super intendent• BIB] 38384-U01 1966-U02 028-U02 CC-U02 RESO-U02 LI3-U03 FO19677-U03 FO52101-U03 DO61161-U03 C6-U03 RESO-U03 1/27/2005-U04 ROBIN-U04 1966 028 CC RESOxJÖ„Resolution No. 66-28 Page 5 f) The applicant shall install all street improvements along Baditio Street, Avenue A", Avenue C", Street D" and Kenoak Drive; i.e., curbs, gutters, sidewalks, driveway approaches, street paving, street lights, street trees, sanitary sewer facilities, water and gas tines in accordance with minimum specifications and standards of the City of Baldwin Park, prior to the occupancy approval by the Building Department; that the street improvements for the streets herein set at sixty 601 foot right-of-way, and the area of C" Street, shall be constructed at a street width of forty 40) foot measured curb face to curb face; Kenoak Street easterly of A" Street shall be improved forty 40) foot measured curb face to curb face narrowing at the easterly terminus lots 14 and 15) thereof so as to join with existing Kenoak Street in the City of West Covina. g) That the applicant shall install all alley improvements in accordance with the City of Baldwin Park Alley Standards No. A5-62. h) That the applicant shall provide a five 5) foot public utility easement at the rear of all lots not being served by an alley. i) That the proposed Avenue A" shall be designated Willow Avenue. J) That the proposed Avenue C" shall be designated Adams Dr i ve. k) That Street B" shall be designated later. 1) That the applicant shall install a six 6) foot high masonry wall along the side and rear property tines of the proposed parcel to be subdivided adjacent to Parcels 7, 14, 15 through 18, 26 through 38, 55, 56 and 65 designated as on the tentative map submitted, so as to separate the single family proposed develop- ment from the adjacent commercial zones and uses. Said wall shall be stepped down to a maximum height of 36 inches in the required front yard area adjacent to Parcels 7 and 65 which front on Badillo Street. m) That the applicant or subdivtder) shall sign an Improvement Agreement or contract in a form sat is— factory to the City Engineer and provide for a per- formance bond, deposit of the required monies, or negotiable bonds, for the necessary improvements for the development of the subdivision to meet alt specifica- tions per City Engineer requirements, n) That the Subdivider shall, in accordance with his re- quest, dedicate all vehicular access right from lots 65 through 73, inclusive and lots I through 7, inclusive, so as to prohibit vehicular access between such tots and Bad?Ilo Street. o) That the applicant shall comply with the recommenda- tions of the Los Angeles County Flood Control District as stated in their letter addressed to the Secretary of the Planning Commission, dated January 24, 1966; and the recommendations of the Consolidated Fire Pro- tection District, dated January 28, 1966, copies of each being on file in the Office of the City Clerk. p) That the property lying northerly of the area now in- cluded in the tract which property is bounded by the Big Dalton Wash west, Ramona Boulevard on the north, and the R-l zoned property on the west, which is zoned C-^, shall be included in the tract and designated as a lot in said tract, and an area ten 10) foot in width abutting Ramona Boulevard be dedicated for public street purposes for the wtdenino of Ramona Boulevard. SECTION 5. That the City Clerk shall certify to the adop- tion of this resolution and shall cause copies hereof to be sent to the Secretary of the Planning Commission and to the subdivider.
