LOCATIONi WESTERLY SIDE OF CENTER STREET APPROXIMATELY 92U FECT SOUTHERLY OP THE CEt^TERHNE OF LOS ANGELES STREET, IN THE CITY OF BALDWIN PARK. SUBDIVIDER, MICHAEL AVILA.) THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES HEREBY RESOLVE AS FOLLCWSi SECTION 1» That the City Council of the City of Baldwin Park does hereby find, determine and declare as follows: a) That the owners of certain real property located in the City of Baldwin Park, County of Los Angeles, State of California, as is more particularly de- scribed on the tentative tract map for Tract No. 26560, have filed such tentative tract map pursuant to the provisions of the Baldwin Park Municipal Code and the State Subdivision Map Act; and b) That this subdivision will create six 6) lots, utilizing approximately 90 acres of land. c) That all the lots are designed to conform to the minimum standards for lot area In the R-l Zone, with the exception of Lot 5* d) That future street dedication would aid the long range development of this area. e) That there are no curbs, gutters, sidewalks, street paving, driveway approaches, street.IIghts or trees at this location on Center Street at the present time. f) That this subdivision is located within Sewer District No, 62-A-I. g) That the water supply Is supplied by the Valley View Mutual Water Company, h) That the electric facilities within this general area are supplied by the Southern California Edison Company. i) That the Southern Counties Gas Company supplies the gas requirements for this general area. SECTION 2. That the Tentative Tract Map for Tract No. 26560, as described above, s hereby approved, subject to the following terms and conditions^ a) That the applicant shall submit a grading plan which shall provide proper drainage facilities, acceptable to the City Engineer, prior to final approval of the tract map* The applicant shall designate on the plan the floor elevation of each proposed dwelling and the elevation of each lot corner. That area 5 feet In width designated for future widening of Center Street adjacent to Parcels 5 o 6? and 5. That swatch of land at the intersection of Shadytawn Place and Center Street adjacent to Lot 5 so as to provide an adequate corner radius for said Intersection; and 4. That area of the cul-de-sac adjacent to Parcels I, 2, 5 and h so as to provide a i^ foot radius for the said cul-de-sac at that location. c) The applicant shall remove all encroachments from the area within the subdivision to be Improved for street and highway purposes including, but not limited to, structures and subterranean utility lines, utility meters, utility poles, to the satisfaction of the City Engineer and Building Superintendent, d) The applicant shall Install all street im- provements along Center Street and Shady lawn Place; I.e<, curbs, gutters, sidewalks, driveway approaches, street paving, street lights, street trees, sanitary sewer facilities, water and gas lines In accordance with minimum specifications and standards of the City of Baldwin Park, prior to the occupancy approval by the Building Department. Tentative approval of the map shall not be considered as approving the indicated street grades. e) That the applicant shall provide a ten 10) foot public utility easement at the rear property lines of all lots being created by this subdivision. f) That the applicant shall provide a five 5) foot public utility easement along the southerly I Ine of Lot 6. g) That the applicant or subdivider) shall sign an Improvement Agreement or contract in a form satisfactory to the City Engineer and provide for a performance bond, deposit of the required monies, or negotiable bonds, for the necessary Improvements for the development of the subdivision to meet all specifications per City Engineer requirements, h) That the applicant redesign the subdivision so that all lots being created will have a lot area of not less than 5000 square feet, SECTION 5» The City Clerk shall certify to the adoption of this resolution and forward a copy hereof to the applicant and to the Secretary of the Plenning Commission, APPROVED AND ADOPTED this 1+th day of May. 1966.
