A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF BALDWIN PARK GRANTING A
TINE EXTENSION TO THE APPROVAL OF A
DEVELOPMENT PLAN APPLICANT:
JOSEPH CHEN; LOCATION: 3733-3741
PUENTE AVENUE; CASE NO.: Z-495).
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the City Council of the City of Baldwin
Park does hereby find, determine, and declare, as follows:
a) That a letter was submitted requesting an
eighteen 18) month time extension to approval of the
Development Plan for property located at 3733-3741
Puente Avenue, in the City of Baldwin Park, more
particularly described in the Case File No. Z-495, on
file with the City Planner; and
b) That the Development Plan was initially
approved February 7, 1990, in conjunction with a Change
of Zone and a Tentative Tract Map, and that the City
Council resolution of approval of the Development Plan
Resolution No. 90-12) states as a condition of approval
that construction shall commence within one 1) year of
the effective date of City Council approval, or approval
of the Development Plan is null and void; and
c) That the project applicant has been unable to
fulfill the above stated condition of approval and has
therefore requested the time extension in a timely
manner; and
d) That the Development Plan provides for
fourteen 14) detached single family residential
dwelling units on 1.64 acres of land, and remains
unchanged in concept and design, and therefore continues
to meet the purpose and intent of the Planned
Development Overlay Ordinance.
e) That based upon the evidence provided, the
City Council has determined that the time extension
request should be granted.
SECTION 2. That the City Council does hereby approve an
eighteen 18) month time extension to the Development Plan for
3733-3741 Puente Avenue.
SECTION 3. That the City Clerk shall certify to the
adoption of this Resolution and shall forward a certified copy hereof to
the Secretary of the Planning Commission and to the applicant.
APPROVED AND ADOPTED this 2lst day of August 1991.
