The CITY COUNCIL, and COMMUNITY DEVELOPMENT COMMISSION, of the City of
Baldwin Park met in SPECIAL STUDY SESSION at the above time and place.

Interim Director Wong presented the developer's alternative site plan, comprised of two larger
buildings having 60 condo units, 5.000 s.f. of retail tucked into one of the buildings, and a larger
public space with fountain, across from the City Hall public space. Council/Agency members
provided input requesting that the developer's revised or alternative conceptual site plan exclude the
pedestrian walkway to Ramona, due to cost considerations. The proposal will have no connection to
the Ramona frontage. Council/Agency authorized staff to proceed with the proposed project in
concept; begin negotiating the Agreement with the Acevedo Group; and begin the necessary traffic
study for the proposed project. Councilmember Van Cleave objected.

There being no other matters before the Council/Agency, the meeting was adjourned at 7:15 p.m.
