DOES ORDAIN AS
F OLLGi J33:
Section 1. Section 9100.2 of the Baldwin
Park Municipal Code,
adopted September 956, is amended by amendinJ the
comprehensive zoning
map as shown on the map attached hereto and. a variance is
granted for the
folloi~rin~- uses any' upon the following conditions:
Section 2. a) The premises as shown on the
attached map
are hereby granted a variance in Zone from R-1 and R-2 to
C-1.
b) The premises, as shown on
the attached map
and hereby granted a variance for C-1 uses, are granted
saiu variance
subject to the fo17 owin,7 conditions:
l. Change of Zone shall apply to all parcels incluCed
in the area
shown on the attached aap.
Curb and gutter shout-:1 be install:.? according
to City specifications
aeon the. subject parcels of property wherein the change
to C-1
uses is granted where no curb or gutter exist.
3. Sidewal1_zs shall be installed upon all frontages
where sidewalks
do not e,^cist. Location of said sidewalks shall
be determined
by the City Engineer to afford the greatest possible
safety for
pedestrians.
1.t. That prior to, and as a condition precedent to the
granting of
this zone change, forrlal proceedings to establish
a Special
Assessment District, pursuant to the Statutes of the
State of
California, shall have been instigated by a majority
of the
owners of parcels in god faith for the installation
of sewers
and the connection of said sewers to the main trunk
line for
all. of the parcels wirhin the area for which
application for
Zone Change has been made.
5. That all parcels within the area, if and when they
shall be used
for C-1 purposes, shall be subject to all of
the regulations and
restrictions of C-1 uses.
