AN ORDINANCE OF THE CITY COUNCIL
OF THE CITY OF BALDWIN PARK AMEND-
ING THE ZONING MAP OF THE CITY TO
CHANGE THE ZONING OF PROPERTY
SITUATED AT BALDWIN PARK BOULEVARD
AND DALEWOOD STREET FROM R-3 TO
M-1,ZONE CASE NO. Z-28.
The City Council of the City of Baldwin Park
does ordain as follows:
Section l. That the following described real
property, situated at Baldwin Park Boulevard and Dalewood
Street, in the City of Baldwin Park, County of Los
Angeles, State of California, namely, that portion of
the Rancho La Puente, in the County of Los Angeles,
State of California, described as follows:
Beginning at a point which bears North
50 degrees 54 minutes West 40 feet from the
most northerly corner of lot 11 of El Monte
Walnut Place, as per map recorded. in Book 6,
page 104 of Maps, records of said county;
thence South 39 degrees 06 minutes West 305
feet; thence North 71 degrees 49 minutes 15
seconds West 249.245 feet; thence North 50
degrees 54 minutes West 445.55 feet to a
point South 50 degrees 54 minutes 250 feet
from the Southeasterly line of Covina Boule-
vard a 60 foot street; thence North 39 degrees
06 minutes East 130 feet; thence North 50
degrees 54 minutes West 250 feet to the South-
easterly line of said Covina Boulevard.; thence
North 39 degrees 06 minutes East, along said
Southeasterly line 264 feet to a line that
bears North 50 degrees 54 minutes West from the
point of beginning; thence South 50 degrees 54
minutes East 927.36 feet to the point of begin-
ning.
EXCEPT that portion of said. land described
as follows:
Beginning at a point in the Northeasterly
line of the hereinbefore described land distant
North 50 degrees 54 minutes West thereon, 677.36
feet from the most Easterly corner thereof;
thence South 39 degrees 06 minutes West 150
feet; thence North 50 degrees 54 minutes West
250 feet to the Southeasterly line of said.
Covina Boulevard.; thence North 39 degrees 06
minutes East along said Southeasterly line,

erly line thereof, 250 feet to the point of
beginning.
EXCEPT that portion of said. land as con-
demned for State Highway Purposes by final
decree of condemnation entered in Case No.
630369 Superior Court, a certified copy thereof
being recorded. in Book 48461, Page 49 of offi-
cial Records. That portion of said land
described as follows:
Commencing at a point which bears North
51 degrees 29 minutes 53 seconds West 40.00
feet from the most northerly corner of Lot 11
of El Monte Walnut Place, as shown on map re-
corded in Book 6, Page 104 of Maps, in the
office of the County Recorder of said. County,
said point being the most Easterly corner of
the land described in deed to Helmer Syhre and
wife, recorded September 11, 1950, in Book
34255, Page 119 of Official Records, in the
office of the County Recorder of said. county;
thence along the Southeasterly line of said
land., South 38 degrees 30 minutes 07 seconds
West, 305.00 feet to the most Southerly corner
of said, land; thence North 72 degrees 25 min-
utes 08 seconds West 249.245 feet thence North
51 degrees 29 minutes 53 seconds 445.55 feet
to a point distant South 51 degrees 29 minutes
53 seconds East 250.00 feet from the South-
easterly line of Baldwin Park Boulevard,
formerly Covina Street, 60.00 feet wide; thence
North 38 degrees 30 minutes 07 seconds East
130.00 feet; thence North 51 degrees 29 minutes
53 seconds West 211.17 feet to a point distant
South 51 degrees 29 minutes 53 seconds East
38.83 feet from said Southeasterly line, said
point being the true point of beginning of this
description; thence continuing North 51 degrees
29 minutes 53 seconds West 38.83 feet to said
Southeasterly line; thence along said South-
easterly line North 38 degrees 30 minutes 07
seconds East 114.00 feet to a point distant
South 38 d.egrees 30 minutes 07 seconds West
150 feet from a line bearing South 51 degrees
29 minutes 53 seconds East, and which passes
through said point of commencement; thence

to said true point of beginning.
That part of the Rancho La Puente in the
City of Baldwin Park, County of Los Angeles,
State of California, described as follows:
Commencing at a point which bears north
50 degrees 54 minutes West 40 feet, and south
39 degrees 06 minutesvest 244 feet from the
most northerly corner of lot 11 of the El Monte
Walnut Place, as per map recorded in Book 6,

Recorder of said County; thence south 39 degrees
06 minutes west 61 feet; thence north 71 degrees
49 minutes 15 seconds west 249.245 feet; thence
north 50 degrees 54 minutes west 695.55 feet
to the true point of beginning in the south-
easterly line of Covina Boulevard. a 60 foot
street; thence south 50 degrees 54 minutes
east 250 feet; thence north 39 degrees 06 min-
utes east 130 feet; thence north 50 degrees 54
minutes west 250 feet; thence south 39 degrees
06 minutes west 130 feet to the true point of
beginning,
is rezoned from R-3 to M-1.
Section 2. That the Zoning Map adopted by
Section 9100.104 of the Baldwin Park Municipal Code and
designated as Section 9100.2 of said Code, is amended, as
shown on the following map:

ORD 173ê79wV ×P è ¢ Section 3. The City Clerk shall certify to the
adoption of this ordinance and cause the same to be pub-
lished or posted in the manner required by law. This
ordinance shall take effect thirty days after the date
of its adoption.
ADOPTED by the City Council, signed by the
Mayor, and attested by the City Clerk this 6th
day of- February 19 61
