Manufacture, processing and packaging of non-alcoholic beverages. b. Manufacture, compounding, processing and packaging of food products other than those permitted by Section 9626. c. Laundry, cleaning and dyeing plants, d« Manufaotcre of pottery or figurines or other similar ceramic products, using only previously pulverized clay. e. Soap manufacturing plants cold mix only. f» Research offices and laboratories. g. Light sheet metal. h» Wholesaler! jobber and distributor, i« Centralized busjness services, J« Electrical substation and telephone exchanges. k. Petroleum products, wholesale dispensing plants. 1. Restaurant, cafe or cafeteria, m. Retail sales and commercial oses when operated in conjunction with and incidental to a permitted use, SECTION 9628. PROPERTY DEffELDFHENT STAM)ARDS. FRONT YARD, The minimum front yard area a^'i-l be a depth of ten \10) feet* 3. SIDE APJPS. Every use permitted in the M-R Zone shall be subject to the following limitations; a. When an M-R zoned lot or parcel fronts or sides upon a street or alley, public or private, the opposite side of which is classified in any R" zone, there shall be maintained a front and/or side yard area of not less than twenty 20) feet an depth. LOT AREA, The minimum lot area of any lot in the M-R Zone shall be not less than 10,000 square feet, 6. LOT WIDTH* Each lot in the M-R Zone shall have a minimum lot wadth of not less than sixty 60) feet. 7. DISTANCE BETWEEN BUILDINGS There shall be a minimum distance of twenty 20) feet between main buildings or main buildings and accessory buildings, or accessory building, 8. Every loading space shall have a minimum area of LfiO square feet, a minimum width of twenty 20) feet and a minimum depth of ten 10) feet. c. Not closer than twenty 20) feet to any R" zoned property* 9. OPEN STORAGE AREAS, No open storage area shall be permitted unless it is enclosed with a block wall, the minimum height of which shall be six 6) feet and the minimum thickness shall be no less than eight 8) inches; no part of such area shall be counted or used as fulfilling any portion of the off-street parking requirement. LANDSCAPING WALLS, a. Landscaping: Front yard and side yard areas not designated as driveways or walks, shall be land- scaped, planted and maintained with suitable nursery stock in accordance with Section 9^50 O* Wa 11 s; A six 6) foot high solid masonry wall shall be constructed and maintained on each property line of an M-R Zoned lot, which abuts any R" zoned property; said wall shall be constructed prior to the issuance of any occupancy certificate. SECTION 9629. SITE PLAN REVIEW. Before any permits or licenses may be issued for the construction, alteration, enlarge- ment or occupancy of any building or structure on an M-R zoned lot, a Site Plan shall be required." SECTION 2. That Subparagraph 27 is hereby added to Section 9472 of the Baldwin Park Municipal Code, to read as follows: 27. Those uses enumerated in Section 9627 hereof, in Zone tt-R." SECTION 5. The following zones are hereby established within the City, in order to carry out the purposes of this Chapter; R-l Single Family Residential) R-2 Light Multiple Residential) R-5 Heavy Multiple Residential) A-l Agricultural) C-P COffimercial-Professional) C-l Neighborhood Coromerctat) C-2 Heavy Commercial) M-R Manufacturing-Restrictive) C-M Commercial Manufacturing) M-l Light Manufacturing) M-2 Heavy Manufacturing) The most restrictive zone under this Code shalI be deemed to be Zone R-l» the other zones shall be deemed to be less restrictive in the order hereinabove set forth," SECTION 4. That the City Clerk shall certify to the adoption of this ordinance and cause the sane to be published in the manner prescribed by law.
