SECTION 962^ DESCRIPTION AND PURPOS/. The zone classification
of M-R is intended as a^restricted zone for mffiufacturing uses, industrial
concerns, professional administrative or executive offices or businesses,
scientific research offices and laboratomes, and certain other similar uses.
The manufacturing uses are intended to^e limited to the fabrication, assembly,
compounding, processing or packaging.^ materials which are basically in a
processed form and which do not an/bheir maintenance, assembly or manufacture
produce or cause any dust, gas, OTK>ke,\noise, fumes, odors, glare or vibrations

SECTION 1. That- Sections 9625 through o29» inclusive, are hereby
ad<jed to Part XV--A of the Baldwin Park Municipal Code^ which shall read,
respectively, as follows;

SECI3DN 9627, USES PBRMirrED BY ODM)IT3DKAL USE PEEMIl.
1» The following uses shall be permitted in the M-R Zone,
provided a Conditional Use Permit is first obtained as
prescribed aji Sectjon 9U72 et. seq. hereof:
a. Manufacture, processing and packaging of non-alcoholic
beverages.
b. Manufacture, compounding, processing and packaging of
food products other than those permitted by Section 9626.
c. Laundry, cleaning and dyeing plants,
d« Manufaotcre of pottery or figurines or other similar
ceramic products, using only previously pulverized clay.
e. Soap manufacturing plants cold mix only.
f» Research offices and laboratories.
g. Light sheet metal.
h» Wholesaler! jobber and distributor,
i« Centralized busjness services,
J« Electrical substation and telephone exchanges.
k. Petroleum products, wholesale dispensing plants.
1. Restaurant, cafe or cafeteria,
m. Retail sales and commercial oses when operated in
conjunction with and incidental to a permitted use,
SECTION 9628. PROPERTY DEffELDFHENT STAM)ARDS. Ihe following
requiremento shall apply to the development of ary property within M-R Zone
after the effective date hereof; provided, however, that where a lot, as
defined in Section 9U30 2) hereof, has an area w width less than that
required in tbia Division, the same may be occupied by uses permitted within
this specific regulation, without regard to subparagraphs and 6 hereof.

2. FRONT YARD, The minimum front yard area a^'i-l be a depth
of ten \10) feet*
3. SIDE APJPS. Every use permitted in the M-R Zone shall be
subject to the following limitations;
a. When an M-R zoned lot or parcel fronts or sides upon
a street or alley, public or private, the opposite side
of which is classified in any R" zone, there shall be
maintained a front and/or side yard area of not less
than twenty 20) feet an depth. A landscaped area,
not less than ten 10) feet m wjdth shall be maintained
along all street frontage of such lots,
b» The following accessory uses shrill be permitted an such

1) Landscaping
2) Passenger vehicle parking spaces and driveways
only if surfaced in compliance with Section
95?08 5 ub* paragraph 3
3) Employees1 recreational areas, without structures,
U» REAR YARD« Each lot shall maintain a rear yard with a
minimum depth of twenty 20) feet, except that a minimum
rear yard of fifty $0) feet shall be required whenever a
lot or parcel of land in the M-R Zone abuts a lot classifis'1
in any W zone.
5. LOT AREA, The minimum lot area of any lot in the M-R Zone
shall be not less than 10,000 square feet,
6. LOT WIDTH* Each lot in the M-R Zone shall have a minimum
lot wadth of not less than sixty 60) feet.
7. DISTANCE BETWEEN BUILDINGS There shall be a minimum
distance of twenty 20) feet between main buildings or main
buildings and accessory buildings, or accessory building,

b. Every loading space shall have a minimum area of

9. OPEN STORAGE AREAS,
No open storage area shall be permitted unless it is
enclosed with a block wall, the minimum height of which
shall be six 6) feet and the minimum thickness shall
be no less than eight 8) inches; no part of such
area shall be counted or used as fulfilling any
portion of the off-street parking requirement.
LANDSCAPING WALLS,
a. Landscaping: Front yard and side yard areas not
designated as driveways or walks, shall be land-
scaped, planted and maintained with suitable
nursery stock in accordance with Section 9^50 O*
Wa 11 s; A six 6) foot high solid masonry wall
shall be constructed and maintained on each
property line of an M-R Zoned lot, which abuts
any R" zoned property; said wall shall be
constructed prior to the issuance of any
occupancy certificate.
SECTION 9629. SITE PLAN REVIEW. Before any permits or
licenses may be issued for the construction, alteration, enlarge-
ment or occupancy of any building or structure on an M-R zoned
lot, a Site Plan shall be required."
SECTION 2. That Subparagraph 27 is hereby added to
Section 9472 of the Baldwin Park Municipal Code, to read as follows:
27. Those uses enumerated in Section 9627 hereof, in
Zone tt-R."
SECTION 5. That Section 9450 of the Baldwin Park
Municipal Code is hereby amended to read as follows:

914.50. Designation of Zones. The following zones are
hereby established within the City, in order to carry out the
purposes of this Chapter;
R-l Single Family Residential)
R-2 Light Multiple Residential)
R-5 Heavy Multiple Residential)
A-l Agricultural)
C-P COffimercial-Professional)
C-l Neighborhood Coromerctat)
C-2 Heavy Commercial)
M-R Manufacturing-Restrictive)
C-M Commercial Manufacturing)
M-l Light Manufacturing)
M-2 Heavy Manufacturing)
The most restrictive zone under this Code shalI be
deemed to be Zone R-l» the other zones shall be deemed to be
less restrictive in the order hereinabove set forth,"
SECTION 4. That the City Clerk shall certify to the
adoption of this ordinance and cause the sane to be published
in the manner prescribed by law.
