MlHaHSA.s^ the City Council of the City of Baldwin Park, on the
20th day of Aujast, 19^6, heard, as a matter de Novo, zoning case No. 9,
change of zone fron A-l to i:-l, Clairo Schweitzer, et al., and
i-JH^RSAS, the City Council desires to penult R-3 uses and ll-l
uses within certain A-l Zone areas, subject to various conditions:
NOW, TH3Rj5PCER3, B3 IT RESOLVED, DETEH-IINSD AND OEDSRED as
follows:
Section 1; The City Council of the City of Baldwin Payk does
hereby find thats
a. Doe notice was given of the public hearing on appeal from
the recommendation of the Planning Commission on August 9y 1956.
b<, That the Planning Commission of the Oity of Baldwin Park,
had recoiiunended denial of the request for the zone change from A-l
to M-l> per their Resolution No. 19_______.
c. That the applicant had appealed from the recommendation, and
that August 20, 19^6, was set for the hearing before the council.
d. That the Legal description of the property is:
Beginning at a point 190° northerly of the Southwest
corner of Lot 2, being the West one-quarter l/h)
comer of Section 7, Township 1 South, Range 10 West,
thence Northerly and parallel to the ifest line of
Lot 2 to the Northerly line of an easement deed to
the City of Los Angeles, No. 0. R* ll439$/221; thence
northerly and easterly along said easement line to
the intersection with the easterly line of Lot 2,
Section 7, Township 1 South, Range 10 West; thence
southerly and parallel with the easterly line of
Lot 2 to a point 190° Northerly of the Southwest comer
of Lot 2; thence Westerly and parallel with the Southerly
line of Lot 2 to the point of beginning^ except the
Westerly 30 feet and except the Easterly 30 feet thereof.
a. That after consideration of the evidence, both oral and written,
favoring and opposing the requested change, the said requested change to
M-l uses would:
1) Not adversely affect the comprehensive zoning plan of
the City of Baldwin Park.
2) Would be materially detrijnental to the public welfare
unless the proposed M-l uses and R-3 uses are made subject to the following
conditions 1

Z P J `83) 3'hat the requested change would be materially detrimental
to the property of other persons located in the vicinity^ unless the proposed
R-3 and M-l uses are made subject to the following conditions:
a) The dedication of a paved thirty foot alleway in the rear
of the R-3 buffer zone to the City of Baldwin Park for future street
and alley purposes; and
b) Offer to convey to the City of Baldwin Park of thirty feet on
both the East and West sides of the property for future street purposes;
c) 1^-foot widening of the North side of Olive Street and the
offer to convey said strip to the City of Baldwin Park for street and
highway purposes.
d) Installation of curbs, gutters and sidewalks and hook-up of
pecvement to curbs and gutters on Olive Street.
e) Installation of street lights".
Section 2. Subject to the conditions number e-(2), a), b), c),
d) and e), the City Council detennuies to grant a change of zone from A-l to
R-3 uses to the following described real property:
Beginning at a point li01 northerly of the Southwest corner of
Lot 2,,being the West 1/h corner of Section 7, Township 1 South,
Range 10 West; thence Northerly and parallel to the Wast line of
Lot 2 a distance of 120'; thence easterly and parallel with the
Southerly line of Lot 2. a distance of 13214.061; thence southerly and
parallel with the Easterly line of ot 2 a distance cf 1201; thence
Westerly kand parallel to the Southerly line of Lot 2 a distance of
132h.06^ to the point of beginning.
EXCEPT the Westerly 30' and EXCEPT the Easterly 30' thereof.
Section 3« Subject to the conditions numbered e-(2), a), b), c),
d) and e) above, the City Council detezroines to grant a change of zone from
A-l to 1 uses to the following described real property, to wit:
Beginning at a point 190° Northerly of the Southwesterly comer of
I*ot 2, being the Westerly 1/h comer of Section 7, Township 1 South,
Range 10 West; thence Northerly and parallel to the Westerly line
of Lot 2 to the Northerly line of an easement deed to the City of
Los Angeles; No. 0. R. 1^39^/221; thence Northerly and Easterly along
said easement line to the intersection with the Easterly line of Lot2,
Section 7 9 Township 1$, Range 10 West; thence Southerly and parallel
with the Easterly line of Lot 2 to a point 190" Northerly of the South-
easterly corner of Lot 2 to the point of beginning; except the Westerly
30' and except the Easterly 30' thereof.
Section h. e city engineer is directed to prepare a ap setting
forth the area in the conditional zone change R-3 and 1, and the City Attorney
is directed to prepare an ordinance in conformity herewith effecting said change
of zone.
