AND CAROLYN ANKERSON TO ESTABLISH AND EXPAND REST HOME AT 4926 NORTH MAINE AVENUE, ZONE CASE ZE-33.. WHEREAS, William L. and Carolyn Anderson operate a rest home on R-l and R-3 property at 4926 North Maine Avenue, In the City of Baldwin Park, County of Los Angeles, State of California, on real property described as follows: That portion of the North half of the Southwest quarter of the Northwest quarter of Section 8, Township 1, South Range 10 West, S.B.B.&M., In the City of Baldwin Park, County of Los Angeles, State of California, within the following described boundaries: Beginning at the intersection of the easterly line of the westerly 40 feet of said section with the northerly line of that certain parcel of land described in deed to Albert Louis Thiel, et ux., recorded as Instrument No. 1520, on February 28, 1947, in Book 24299, page 199j of Official Records, in the Office of the Re- corder of said County; thence easterly along said northerly line and its easterly prolonga- tion to the easterly line of the westerly 311.99 feet of said section; thence northerly along said last mentioned easterly line to the southerly line of that certain parcel of land described in deed to Harman R. Lacey, et ux., recorded as Instrument No. 1128, on May 1, 1947, In Book 24539, page 130, of said Official Records; thence westerly along said southerly line to first above- mentioned easterly line; thence southerly along said last mentioned easterly line to the point of beginning, which accommodates fifteen 15) patients; and WHEREAS, said rest home was established prior to incorporation of the City under a zone exception granted by the County and is now being operated as a nonconforming use; and WHEREAS, said William L. and Carolyn Anderson desire to expand the facilities of said rest home to accom- modate thirty-five 35) patients by adding four 4) new structures to the existing five 5) structures. Including a kitchen and dining building, as per plan filed with the Planning Commission of this City, and have applied for a 1- BIB] 38238-U01 1960-U02 093-U02 CC-U02 RESO-U02 LI3-U03 FO52524-U03 FO52560-U03 DO52653-U03 C6-U03 RESO-U03 9/7/2004-U04 ROBIN-U04 1960 093 CC RESO ZX ZPI•8zone exception permitting such expansion and also establish- ing the right to continue said use, and WHEREAS, the planning Commission duly held a public hearing on said exception after giving requisite notice thereof and has recommended that the exception be granted, subject to certain conditions; and WHEREAS, the City Council duly held a public hear- ing on the granting of said exception after giving requisite notice thereof; and WHEREAS, there were no protests of any kind to the granting of said exception, NOW, THEREFORE, the City Council of the City of Baldwin Park does find, deten&ine and resolve as follows; Section 1. That an exception is hereby granted to said William L. and Carolyn AnderSon to continue the operation of said rest home and to add thereto four 4) new structures. Including a kitchen and dining building, subject to the following conditions: 1. That the rest home be developed in accordance with a plan filed with the Planning Commis- sion and marked Exhibit A". 2. That new construction shall be in accordance with the requirements of the State Fire Marshal, State Department of Public Health, and ordinances of the City. 3. That not over thirty-five 35) patients shall be accommodated on the premises. 4. That building setback requirements specified by law shall be complied with. 5. That said exception shall terminate and be- come void If any condition thereof, or any statute or ordinance applicable thereto. Is violated. Section 2.
