A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF BALDWIN PARK APPROVING A
TENTATIVE TRACT MAP TRACT NO. 18557;
APPLICANT: LEADERSHIP CONSTRUCTION
COMPANY)
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES
RESOLVE AS FOLLOWS:
SECTION 1. That the City Council of the City of
Baldwin Park does hereby find, determijie and declare
as follows:
a) That the owners of certain real
property located in the City of Baldwin Park,
County of Los Angeles, State of California,
more particularly described in Planning
Commission Resolution No. PC-71-35, have
heretofore filed for approval, a Tentative
Tract Map for Tract No. 18557, relating to
said property; and
b) That the Planning Coronission has
considered said Tract Map, and the staff
reports in conjunction therewith, and by its
said Resolution has recommended that said
Tract Map be approved, subject to certain
terms and conditions; and
c) That the City Council has con-
sidered said Tract Map, the Planning
Commission's recommendations relating thereto,
and each member of the Council has examined
the proposed site, and has determined that
said Tract Map should be approved, subject to
certain terms and conditions as hereinafter
set forth.
SECTION 2. That said Tentative Tract Map for Tract
No. 18557, as hereinabove described, be, and the same
hereby is, approved, subject to the following terms and
conditions:
a) That the applicant shall submit a
grading plan which shall provide proper drainage
facilities, acceptable to the City Engineer,
prior to final approval of the tract map. The
applicant shal^. designate on the plan the floor
elevation of ach proposed dwelling; and
b) That the applicant shall install full
street improvements on both the Walnut Street
and Kenroore street frontages; i.e., cure, gutter,
sidewalk, drive-approach, street paving, sewers,
storm drains, street lights, utilities, etc.;
and

easements along the rear property lines of all
proposed lots; and
d) That sanitary sewers and storm drain
easements must be provided to adequately serve the
Area $ and
r
e) That there is presently no ingress-
egress ac6ess to the proposed rear lots; therefore
adequate temporary access to the proposed street
must be provided, to the reasonable satisfaction
Of the City Engineer; and
i
f) That the applicant or subdivider shall
sign an improvement agreement or contract in the
form satisfactory to the City Engineer and pro-
vide for performance bond for the necessary
improvements for the development of the sub-
division to meet all specifications per City
requirements; and
g) That the applicant shall comply with
the Fire Department's conditions as referred to in
their correspondence dated May 25. 1971, attached
hereto.
h) That the cul-de-sac shall be moved north
so the future street Kenmore) will not encroach on the house
at 4615 Merced.
SECTION 3. That the City Clerk shall certify to
the adoption of this Resolution and shall forward copies
hereof to the Subdivider, the Secretary of the Planning
Commission and to the City Engineer.
ADOPTED AND APPROVED this 7th day of July
1971.
