A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF BALDWIN PARK GRANTING
A CONDITIONAL USE PERMIT CASE NO.
CUP-157; APPLICANT: PERLIN).
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES
RESOLVE AS FOLLOWS:
SECTION 1. That the City Council of the City of
Baldwin Park does hereby find, determine and declare
as follows:
a) That the owners of certain herein
described real property have heretofore made
application to allow the construction and
maintenance of a service station on said
property; and
b) That the property to which said
application relates consists of Lots 44, 45
and 46 of Tract No. 19181, City of Baldwin
Park, County of Los Angeles, State of
California, as per map recorded in Book 39
at Page 49, et seq, of Maps in the office of
the Recorder of said County; and
c) That the Planning Commission con
ducted a duly noticed public hearing upon
said application, and by its Resolution No
PC-71-19, granted the said permit subject
to certain terms and conditions; and
d) That a timely appeal was filed
appealing the decision of the Commission
to the C-.-y Council; and

conducted a duly noticed public hearing upon
said appeal, and has determined that the facts
required by Section 9473 of the Baldwin Park
Municipal Code and that the conditional use
permit should be granted, subject to the
terms and conditions as hereinafter set forth.
SECTION 2. That the above described conditional use
permit be, and the same hereby is, granted for the purpose
of allowing the construction and maintenance of an auto-
mobile service station, upon the subject property, subject
to the following terms and conditions:
a) That the applicant shall construct
and install full parkway width sidewalks,
driveway approaches and street trees in and
along the Ramona Boulevard frontage of the
subject property, and full parkway width
sidewalks and street trees in and along
Patritti and Blenheim Avenue frontages of
said subjecc property; and
b) That the development of the subject
property shall, in all respects, comply with
the plot plan and renderings submitted to the
Commission and Council, marked, respectively,

on file in the office of the Director of
Planning of the City: and
c) That the development of the said
subject property shall comply, in all respects,

Municipal Code, including, but not limited
to. Section 9650 et seq. thereof, relating
to automobile service stations; and
d) That the applicant shall submit
for approval, a grading plan to the City
Engineer for all of the subject property;
f
and
e) That the applicant and City shall
provide, by written agreement, for continuing
maintenance of the landscaped areas in and
along the Patritti and Blenheim Avenue frontages
of the subject property as shown on said
Exhibits A", B" nd C", and for the construction
of all the restaurant use as proposed.
f) That the conditional use permit
granted hereby shall be effective as of the
effective date of Ordinance No. 597___.
SECTION 3. That the City Clerk shall certify the
adoption of this Resolution and shall forward certified
copies hereof to the Secretary of the Planning Commission
and to the applicants,
APPROVED AND ADOPTED this 7th day of July
1971.
