RESOLUTION NO. 71-248
RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF BALDWIN PARK GRANTING
A ZONE VARIANCE APPLICANT: QUALITY
BILT CONSTRUCTION; CASE NO. ZV-248;
LOCATION: 4719 MERGED)
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES HEREBY RESOLVE AS FOLLOWS:
SECTION 1- The City Council of the City of Baldwin Park does hereby find
and determine as follows:
a) That on the 25th day of August, 1971. the Planning Comnission held a
duly noticed public hearing on the application for a Zone Variance to vary with lot
area and lot frontage on certain hereafter described real property; and,
b) That the property to which said Zone Variance application relates is
located at 4719 Merced Avenue, in the City of Baldwin Park, County of Los Angeles.
State of California, more particularly described as:
Parcel No. 47 on Page 19 of the 1970 Los Angeles County Assessor's Map
Book No. 8537.
c) That the decision of the Planning Commission denying said application
was appealed to the City Council; and
d) That the City Council conducted a duty noticed public hearing on said
appeal and based upon the evidence presented, the Commission's records and files, it
was determined that the Zone Variance should be granted, based upon the evidence so
presented, and each member of the Council being familiar with the said property, in
that the facts required by Section 9471 were present.
SECTION 2. That the above described Zone Variance application be. and same
hereby is granted, subject to the following conditions:
1) That proposed Parcel 1. as shown on Exhibit A. attached hereto, and
incorporated herein by this reference shall have a minimum lot area of not less than
5240 sq. ft.. and that Parcel 2 shall have a minimum lot area of not less than 5000
sq- ft.

2) That this applicant shall file a parcel map dividing the property in
accordance herewith.
3) That each of the proposed lots shall be developed with one, two-story
residential structure, to insure that each lot wilt have additional open space.
SECTION 3. That the City Clerk shall certify to the adoption of this
resolution and forward a copy thereof to the Secretary of the Planning Commission
and to the applicant.
APPROVED AND ADOPTED this 20th day of October. 1971.
