A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF BALDWIN PARK APPROVING A TENTATIVE
TRACT MAP FOR TRACT NO. 24170. LOCATION:
EAST SIDE OF PUENTE BETWEEN THE WALNUT
CREEK WASH AND ROYAL FOOD MARKET, LOCATED
AT 1700 N. PUENTE AVENUE).
THE CITY COUNCIL OF THE CITY OF BALDWIN PARK DOES
ORDAIN AS FOLLOWS;
SECTION 1. That the City Council of the City of
Baldwin Park does hereby find, determine and declare as
follows:
a) That the owners of certain real property
located in the City of Baldwin Park, County of
Los Angeles, State of California, as is more par-
ticularly described on the Tentative Tract Map for
Tract No. 24170 have filed such tentative tract
map pursuant to the provisions of the Baldwin Park
Municipal Code and the State Subdivision Map Act;
and
b) That the Planning Commission has recom-
mended approval of the said map, upon certain
terms and conditions; and
c) That the City Council has determined
that the said map should be approved, subject to
certain terms and conditions, as hereinafter set
forth.
SECTION 2. That the Tentative Tract Map for Tract
No. 24170, as described above, be, and the same hereby is,
approved, subject to the following terms and conditions.
a) That the applicant shall remove all
encroachments, including, but not limited to,
utility meters, utility poles, subterranean
utility lines, pumps, and all other improve-
ments from all of the subject property; and
b) That the applicant shall install all
utilities underground; and
c) That the recommendations of the Fire
Department of the County of Los Angeles as set
forth on the Department's letter, dated October 5,
1972, addressed to the City, as shall be deemed
conditions of approval of this tentative tract
map; and
d) That the recommendations of the San
Gabriel Vally Water Co., as set forth in a letter
dated February 5. 1973 shall be deemed conditions
of approval on this tentative tract map; and
e) That the applicant shall install street
trees on Puente Avenue, as per the number of tree
wells indicated on the map, according to Engineer-
ing Division standards; and

f) That the applicant shall install street
lights, as determined by the City; and
g) That the applicant shall secure a permit
from the Los Angeles County Flood Control District
for the drainage of surface water into the Walnut
Creek drainage facility; and
h) The maximum width of drive approaches
shall be 30 thirty) feet; and
i) That all required public improvements
must be installed or guaranteed in a manner accept-
able to the City Attorney, before approval of the
final map; and
j) That the sewer connection fee must be
paid by the applicant before issuance of the sewer
connection permit; and
k) That surface water shall not be allowed
to flow across public property; and
1) That the applicant shall maintain 10
ten) feet between garages and dwellings or pro-
vide 1 hour fire walls for garages; and
m) That the applicant shall make known to
the City the projected sewer location; and
n) A grading plan shall be approved by the
City prior to the Issuance of building permits; and
o) That the applicant shall provide all other
utility easements for gas, water and electric facili-
ties so as to ensure proper installation of all
public utilities below grade; and
p) That the applicant submit appropriate con-
ditions, covenants, and restrictions to the Planning
Department for approval by the Planning Director and
City Attorney prior to approval of the final map,
SECTION 3. That the City Clerk shall certify to the
adoption of this Resolution.
